What’s the Day-to-Day?

The Investment Associate will play a pivotal role in the development and capitalization of Subtext projects. They will support the Investment Team by underwriting development opportunities, sourcing debt and equity and maintaining relationships with capital partners. Applicants must have strong analytical and quantitative skills with excellent financial acumen and proficiency in commercial real estate. Applicants must have dynamic verbal and written communication skills and strong interpersonal abilities.

What’s Expected?

  • Underwrite ground-up development projects in tier one student housing markets and high-growth multifamily markets across the country.
  • Prepare confidential information memoranda, management presentations, marketing materials, pitch books, and other presentations for debt and equity partners.
  • Perform in-depth real estate market analysis for a wide range of markets using Subtext analysis standards.
  • Assist the development team with underwriting and market research from execution of the contract through stabilization.
  • Build long-term relationships with regional and national lenders and equity partners.
  • Assist in the debt and equity capitalization of Subtext-owned and developed projects from inception to final disposition.
  • Support the investments team in day-to-day communication with debt and equity partners.
  • Assist in the continuous improvement of investment and development processes and strategies.
  • Stay informed and up to date with current trends and developments within capital markets, including changes in interest rates and investment patterns, to inform investment strategies and decision-making processes effectively.

What’s Required?

  • Bachelor’s degree from an accredited college or university with a focus in Business, Finance/Economics, Real Estate, or related discipline.
  • Minimum of 2 years of commercial real estate, investment banking or private equity experience.
  • Excellent verbal and written communication skills.
  • Ability to work independently and react quickly in a demanding fast-paced environment.
  • Entrepreneurial and self-motivated, with the ability to work equally well on own as well as in a team environment.
  • Ability to manage multiple projects at one time, balance priorities, and deadlines.
  • Strong working knowledge of MS Office Suite.

Where’s the Office?

Subtext’s corporate office is in Saint Louis, Missouri. Relocation to the Greater Saint Louis area is required.
