As our co-founder and head of development, Brandt oversees corporate strategy and execution of deal pipeline, whether exploring new markets, negotiating with landowners, working through the entitlement process or securing capital necessary to make the projects a reality. He perceives the possibilities and works with his extremely talented development team to overcome the many obstacles inherent in every development project, leaving behind strong community legacies through beautiful, thoughtful, high-quality projects.
Born and raised in St. Louis, Brandt worked as an accountant for PricewaterhouseCoopers before launching StiVan Group, a local investment and management company, with Tim. Then in 2013, Brandt and Tim formed Collegiate Development Group with the core principles that would become our foundation—integrity, growth, partnership and innovation.
Those entrepreneurial years taught Brandt that the best path isn’t the easy path. That overcoming hurdles means gathering the right information, mitigating risk in strong-yet-difficult opportunities and simply never giving up.

As cofounder and head of construction, Tim takes tremendous pride in bringing our complex, meaningful projects to life—of staying five steps ahead of any situation, evaluating potential outcomes, understanding every element at a granular level to react and anticipate as events arise. His pride in seeing our projects built goes beyond simply finalizing a deal. It’s the deeply personal pride of investing significant time, effort and heart, from the arduous stages of predevelopment and design to final construction, into building a project that makes money, makes communities better and helps residents live their best lives.
Right out of college, Tim did historic renovation work for Blue Urban, a historic real estate developer based in the Midwest, redeveloping over 550,000 sf and $120 million worth of historic projects. Then, in 2009, he and Brandt founded StiVan Group, focusing on opportunistic buying packages and portfolios of repositioned residential real estate, before launching Collegiate Development Group in 2013.
These experiences solidified Tim’s foothold among local banks and owners and taught him the essential skills of agility, flexibility and how to navigate the ever-changing cycle of real estate, not to mention finding mutually beneficial opportunities. They also taught him the importance of location, a perspective that’s of paramount importance to the social and investment values our projects bring to partners and communities today.

Jim is responsible for the accounting and finance functions of Subtext. This includes managing the accounting and finance team, review and maintenance of accounting processes, risk management/insurance, and cash management. Jim started his career in public accounting over 25 years ago and has spent most of his career working in construction, development and property management for multifamily, single family, hotel and light retail development firms.

Mitchell is responsible for supervising various facets of the development process.
Before Subtext, Mitchell gained industry experience as a real estate attorney at an Am Law 100 firm in St. Louis. As an attorney, Mitchell counseled clients through a variety of complex real estate matters, including origination, leasing and securitization.

Rich leads the pursuit of development opportunities in multiple markets through developing relationships with local brokers and owners.
Before Subtext, Rich operated Homeland Realty and Century Renovations as an Owner/Broker with a focus on acquiring value add real estate and non-performing notes. Throughout his 20+ year career in real estate, Rich has acquired nearly 1,000 real estate related assets and brokered over $400 million in transactions.

Cole focuses on underwriting new opportunities and managing capital relationships.
Prior to Subtext, Cole worked as a Commercial Real Estate lender at Stifel Bank & Trust and Wells Fargo. During that time he helped source, underwrite and manage $1B+ of commercial real estate debt nationwide across all property types.

Before Subtext, Dylan worked as a Property Manager for the largest third-party student housing management company in the nation overseeing all operational facets of a community. Specializing in lease-ups for new student and multi-family developments, he successfully stabilized five properties consisting of nearly 2,000 beds, including Subtext’s flagship property TODD Student Living.

Will is responsible for assisting in all phases of the development process. His primary responsibilities include underwriting and market analysis.
Before Subtext, Will worked as a Financial Analyst for Cushman & Wakefield where he focused on the underwriting and sale of investment grade real estate assets. During his time at Cushman, Will underwrote over 50 deals in excess of $1B, including office, multifamily and industrial assets.

Before Subtext, Tanner worked in the Loan Servicing and Asset Management branch of KeyBank Real Estate Capital. He was responsible for monitoring and evaluating the performance of nearly 1,000 income producing properties that secured loans through the bank or other third-party lenders.

Ashley is responsible for supervising various facets of the development process.
Before Subtext, Ashley gained industry experience as a senior development associate at a Minneapolis, MN based development firm. As a lead associate on mixed-use multifamily projects ranging from $43MM to $135MM, Ashley managed every aspect including but not limited to land acquisition, city entitlements, pro forma creation, risk management, design review, and asset management.
Design & Construction
Jeremy is responsible for developing and implementing project execution strategy as well as identifying and managing project risk. He oversees the project execution team to ensure that all stake holders are in the best position possible to deliver a successful project.
Before Subtext, Jeremy served as Vice President of an ENR Top 400 Contractor. Jeremy has over 20 years of experience in the construction industry and has served in various roles including business unit leader and project executive.

Jack has the responsibility of ensuring that design focus centers around reinforcing lifestyle experience on all subtext projects. He oversees the project design team to ensure that unit plan design, amenity programming, and operational planning all reinforce unique tenant experiences that are best-in-class. Jack’s previous experience as a licensed architect and partner in a national architectural design firm has kept him current in multi-family design trends and construction techniques, including tens of thousands of apartments in large concrete high-rise and wood-framed mid-rise communities.

With over 20 years of progressive accounting experience in the real estate industry, Andi’s extensive experience includes development and operating accounting responsibilities for office, industrial, multi-family and student housing properties.
