As our co-founder and head of development, Brandt oversees corporate strategy and execution of deal pipeline, whether exploring new markets, negotiating with landowners, working through the entitlement process or securing capital necessary to make the projects a reality. He perceives the possibilities and works with his extremely talented development team to overcome the many obstacles inherent in every development project, leaving behind strong community legacies through beautiful, thoughtful, high-quality projects.
Born and raised in St. Louis, Brandt worked as an accountant for PricewaterhouseCoopers before launching StiVan Group, a local investment and management company, with Tim. Then in 2013, Brandt and Tim formed Collegiate Development Group with the core principles that would become our foundation—integrity, growth, partnership and innovation.
Those entrepreneurial years taught Brandt that the best path isn’t the easy path. That overcoming hurdles means gathering the right information, mitigating risk in strong-yet-difficult opportunities and simply never giving up.

A partner in Subtext’s multifamily vertical, Marina oversees every aspect of development from sourcing to stabilization. In any given day, she is involved in site pursuit, negotiating with sellers, entitling projects, working with design teams and collaborating with our capital partners. Her work is endlessly varied, and she wouldn’t have it any other way.
Marina began her career in Washington, D.C. developing Class A multifamily with Paradigm Development Company. She later developed $850M+ in purpose-built student housing with Landmark Properties, a national student housing development company. Marina leverages her experience in student and multifamily development to create a new model of housing.

Rich leads the pursuit of development opportunities in multiple markets through developing relationships with local brokers and owners.
Before Subtext, Rich operated Homeland Realty and Century Renovations as an Owner/Broker with a focus on acquiring value add real estate and non-performing notes. Throughout his 20+ year career in real estate, Rich has acquired nearly 1,000 real estate related assets and brokered over $400 million in transactions.

Prior to Subtext, Cole worked as a Commercial Real Estate lender at Stifel Bank & Trust and Wells Fargo. During that time he helped source, underwrite and manage $1B+ of commercial real estate debt nationwide across all property types.

Lindsey is responsible for coordination with our third-party management teams on all operational and marketing facets of Subtext projects. Prior to joining Subtext, Lindsey worked for one of the largest third-party management companies in the nation in various roles, most recently as Vice President of New Development and Operations. During her time there, she focused on both student housing and multifamily developments.

Ashley is responsible for supervising various facets of the development process.
Before Subtext, Ashley gained industry experience as a senior development associate at a Minneapolis, MN based development firm. As a lead associate on mixed-use multifamily projects ranging from $43MM to $135MM, Ashley managed every aspect including but not limited to land acquisition, city entitlements, pro forma creation, risk management, design review, and asset management.
Dylan joined Subtext in 2018 as a Development Associate and as of 2022, is now a Development Manager responsible for ensuring that projects are successfully executed from inception through completion. Since joining Subtext, he has been involved in the successful closings of more than $400 million in development opportunities across the country.
Dylan started his career as a Community Assistant with a nationwide property management group, advancing to a General Manager focused on new student and multifamily developments.

As a Development Manager, Ryan is responsible for all aspects of the development process from purchase agreement through closing. He is primarily involved in entitlements, collaborating with design and pre-construction teams, and keeping things on the rails. He also assists in land acquisitions, capital markets, and construction as needed. He is driven to serve communities through the built environment.
Prior to Subtext, Ryan worked for Opus Development Company on institutional senior living, multifamily, and industrial developments. Ryan had a particular focus maturing Opus’ senior living platform as a new product type for the company, working with a best-in-class operator. Along with creating a pipeline across multiple markets, he helped establish site selection and entitlement strategy, foster new capital markets and broker relationships, and advance design and construction standards.

With more than 20 years of experience in the development and construction industry, she has managed projects in the of Multi-family, Commercial, Financial Institution, Retail, and Single-family sectors. Bethany has been responsible for all phases of her projects from site selection and design through securing governmental approvals and construction.
Will assists with all aspects of the development process on both student housing and multifamily projects. He collaborates with the development and construction teams on pursuits, due diligence, entitlements and is responsible for underwriting and cost tracking. He also collaborates with the property management team on leasing, marketing, branding, FF&E, and budget.
Before Subtext, Will worked as a Capital Markets Analyst for Cushman & Wakefield where he focused on the underwriting and sale of investment grade real estate assets. During his time at Cushman, Will underwrote over 60 deals in excess of $1.5B, including office, multifamily and industrial assets.

Before Subtext, Tanner worked in the Loan Servicing and Asset Management branch of KeyBank Real Estate Capital. He was responsible for monitoring and evaluating the performance of nearly 1,000 income producing properties that secured loans through the bank or other third-party lenders.

Before Subtext, Sharon worked as a Financial Analyst at an international museum planning and development firm in Washington D.C., where she provided strategy and financial analysis services to new and existing museum clients. Prior to that, she worked as an Acquisitions Analyst for a real estate private equity firm in Naperville, IL, and was responsible for the underwriting and acquisition of off-market multi-family projects.

As cofounder and head of construction, Tim takes tremendous pride in bringing our complex, meaningful projects to life—of staying five steps ahead of any situation, evaluating potential outcomes, understanding every element at a granular level to react and anticipate as events arise. His pride in seeing our projects built goes beyond simply finalizing a deal. It’s the deeply personal pride of investing significant time, effort and heart, from the arduous stages of predevelopment and design to final construction, into building a project that makes money, makes communities better and helps residents live their best lives.
Right out of college, Tim did historic renovation work for Blue Urban, a historic real estate developer based in the Midwest, redeveloping over 550,000 sf and $120 million worth of historic projects. Then, in 2009, he and Brandt founded StiVan Group, focusing on opportunistic buying packages and portfolios of repositioned residential real estate, before launching Collegiate Development Group in 2013.
These experiences solidified Tim’s foothold among local banks and owners and taught him the essential skills of agility, flexibility and how to navigate the ever-changing cycle of real estate, not to mention finding mutually beneficial opportunities. They also taught him the importance of location, a perspective that’s of paramount importance to the social and investment values our projects bring to partners and communities today.

Jeremy is responsible for developing and implementing project execution strategy as well as identifying and managing project risk. He oversees the project execution team to ensure that all stake holders are in the best position possible to deliver a successful project.
Before Subtext, Jeremy served as Vice President of an ENR Top 400 Contractor. Jeremy has over 20 years of experience in the construction industry and has served in various roles including business unit leader and project executive.

Jack has the responsibility of ensuring that design focus centers around reinforcing lifestyle experience on all subtext projects. Jack’s previous experience as a licensed architect and partner in a national architectural design firm has kept him current in multi-family design trends and construction techniques, including tens of thousands of apartments in large concrete high-rise and wood-framed mid-rise communities.

Andy is responsible for the execution of Subtext projects in accordance with design standards, budget, and timeline. Prior to Subtext, Andy served as a Senior Project Engineer of an ENR Top 400 Contractor for 4 years, focusing on quality and schedule management.
Jennifer is responsible for the execution of Subtext projects in accordance with design standards, budget, and timeline. Prior to Subtext, Jennifer worked as a Product Manager at Bayer Co. and a Supply Chain Manager at Pepsi Co. Jennifer joined Subtext in 2019, bringing her experience in project management and assistance in executing project tasks.

As Preconstruction Manager, Clint is responsible for developing and maintaining parametric cost models and continuously refining Subtext cost history. Clint works directly with general contractors to understand trade scopes and communicate any missing information based on project-specific general requirements, as well as review of proposals, qualifications, and pricing to identify risk points and best value.
Clint has over 15 years of experience in the construction industry with a primary focus on estimating, project management and virtual design and construction.

Jacob does photography on the side and brings to the team an entrepreneurial spirit along with his project management experience.
