Subtext’s Latest Development Transforms Long-Vacant Site into a New Mixed-Use Community Along St. Louis’ Delmar Loop

The 398,225-square-foot development features 259 residences offered in studio, one-, two- and three-bedroom floor plans ranging from 398 to 1,090 square feet. Designed around Subtext’s resident-first philosophy, LOCAL on Delmar creates an ecosystem of spaces that support wellness, productivity, connection, and everyday living. Amenities include:

Commerce Bank returns to the site after years of vacancy, while Misfit Society Coffee Club will open its third location within a Subtext community early 2027, following successful openings at VERVE Ann Arbor in 2025 and VERVE Tempe late 2026.
