The 626-bed community marks Subtext’s first student housing delivery in Florida and expands its presence to one of the nation’s largest university markets.

ORLANDO, FL – SEPTEMBER 29, 2026 – Subtext, a national real estate company focused on elevating the resident experience, has officially opened VERVE Orlando, a 626-bed student housing development near the University of Central Florida. Located at 3133 N. Alafaya Trail, the 446,078-square-foot project includes 200 units ranging from studios to five-bedroom layouts.

Located less than a quarter mile from campus along Science Drive, VERVE Orlando places residents within an eight-minute walk of UCF while offering a highly activated, hospitality-driven living experience. The development is programmed around Orlando’s year-round climate and entertainment culture, extending student life beyond the apartment with indoor and outdoor environments that encourage residents to spend time outside, connect with friends, create, focus, and recharge. Across more than 37,000 square feet of indoor and outdoor space, these amenities come together into a community that supports every aspect of student life:

As part of the development, Subtext improved the Innovation Trail North by widening the sidewalk to 10 feet along the western edge of the property, enhancing pedestrian access, and connectivity between the community and campus.
VERVE Orlando represents Subtext’s first student housing development to deliver in Florida and expands the company’s presence into one of the nation’s largest university markets. UCF enrolled over 70,000 students in Fall 2025, making it the largest university by enrollment in Florida and one of the largest in the nation. The university’s main campus is also adjacent to Central Florida Research Park, connecting UCF to the region’s established research and technology ecosystem.
The community was developed in partnership with FrontRange Capital Partners and Nuveen Real Estate. Financing was provided by Simmons Bank. Architecture was led by Dwell Design Studio, interiors were led by ESG Architecture & Design, civil engineering was completed by Kimley-Horn and Associates, Inc., and construction was completed by Live Oak Contracting. Construction began in summer 2024, and the first residents moved into the community in August 2026.
