The Construction Manager (CM) is responsible for ensuring the on-time and on-budget completion of assigned construction and new development projects. This role encompasses managing all activities related to planning, building, budgeting/financial, safety, and code compliance. The CM is a key member of the team, providing support and guidance to the Senior Construction Manager, Director, and Executive Leadership team, as well as direct oversight of Assistant Construction Managers, Design Managers, and Contractors. The CM plays a crucial role in planning, coordinating, and executing work to ensure successful project deliverables and completion in a cost-effective and timely manner.
Expectations
- Guide projects and teams through each construction phase, overseeing day-to-day progress from initial construction to delivery.
- Conduct project site inspections to monitor progress, support team members, and step in as needed to resolve issues, recommending and implementing modifications to project plans, schedules, staffing, or budgets.
- Promote the company’s safety culture by demonstrating commitment to an injury-free environment and ensuring projects meet specified quality levels.
- Manage development and construction project activities by reviewing specifications, blueprints, and plans, providing input on hard cost estimates and budgets.
- Prepare and distribute bid packages, review and evaluate bids, and develop, negotiate, and approve contracts with selected service providers.
- Oversee compliance with company standards, applicable codes, and legal requirements by staying informed about relevant codes and ordinances and managing permit processes.
- Communicate with key business leaders to provide project updates, address concerns, and plan actions to ensure projects are completed on time and within budget.
- Direct value engineering and constructability reviews to enhance construction efficiency and cost control.
- Develop and maintain project budgets and timelines, ensuring all project deliverables are met.
- Oversee the contractor and owner pay application process, ensuring high-quality work adherence to budget and schedule.
- Lead and prepare agendas for various meetings, develop and supervise team members, and provide strategic leadership to achieve company objectives.
- Monitor and ensure compliance with regulatory requirements, organizational standards, and operational processes, reporting any violations or infractions.
- Practice proper safety techniques in accordance with company policies and standards, reporting any issues immediately.
- Identify areas for improvement, suggest enhancements to increase efficiency and productivity, and introduce cost-control and quality-improvement measures.
- Stay updated with industry changes by attending training classes, conducting research, and applying new knowledge to responsibilities.
Requirements
- Minimum of 6-8 years in construction management, including at least 3 years managing teams and contractors on 3+ ground-up construction projects from inception to delivery.
- Strong time management, leadership, and decision-making skills.
- Highly organized in both day-to-day and long-term planning, able to maintain complex schedules effectively.
- Excellent written and oral communication skills, with the ability to delegate and negotiate effectively.
